Founded in 2021, Ethel Street Management has served multifamily real estate investors and their tenants in the Lehigh Valley and Reading. With over 250 apartment units under management, our goal is to provide a top notch service to our clients and tenant base, prioritizing great customer service and a quality living experience. We service the markets of Allentown, Easton, and Bethlehem. Properties in Northampton and Lehigh County not in the locations listed will be evaluated on a case-by-case basis. In 2023 we are launching in Berks County and will also evaluate property management opportunities on a case-by-case basis.

Tenants will pay 10% of monthly rent in late fees if they fail to pay within 5 days of when rents are due

Payments are sent to owners on the 10th of the month. Any residual/late rent payments will be sent on the 30th of the month.

No. You can terminate the management agreement with 30 days notice for any reason.

  • HVAC systems operating properly
  • HVAC filter status (and changeout if necessary)
  • Smoke and CO detector checkup
  • Checkup on electric fixtures in common areas
  • Ensure absence of leaks in any plumbing fixtures or that the toilet isn’t running
  • Ensure absence of roof or foundation leaks
  • Exterior doors, locks, and windows are in proper working order
  • Checkup on exterior cleanliness to prevent trash violations
  • Ensure energy is not being wasted by tenants (including open windows or running window AC units in the winter)
  • Ensure the presence of all keys in lockboxes
  • Removal of excess mail in mailboxes
  • Ensure that tenants are properly maintaining the cleanliness of their units and the common areas.
  • Ensure no trash is being placed outside or in common areas in inappropriate spots.
  • Ensure tenants are not hoarding belongings unnecessarily as to lead to pests and rodents or to put any tenants at risk of danger (for example, placing clothing on radiators, which can result in a fire)
  • Ensure absence of rodents and pests

Yes, you’ll receive detailed maintenance reports every month with notes and pictures/videos if applicable. We won’t perform non-emergency repairs above the maintenance threshold of $400 without contacting you first.

The annual inspection provides a detailed breakdown of each aspect of your property, including photos and detailed descriptions. The following aspects of the property will be evaluated and reported on:

  • All utilities: boilers/furnaces, air-conditioning systems, oil tanks, water heaters, electric panels, water meters, gas meters, and sump pumps
  • Fire protection systems, including alarms, smoke and CO detectors, and fire extinguishers
  • Roof and gutters
  • Foundation and basement
  • Property entries, including doors, locks, doorbells, and lighting to ensure that everything is secure and up to code
  • Kitchens, including all appliances and plumbing fixtures
  • Bathrooms, including plumbing fixtures and exhaust fans
  • All aspects of each room, including walls and ceilings, light fixtures and fans, electrical outlets, windows, doors, and flooring
  • Garages/carports
  • Exterior, including landscaping, curbs and sidewalks, driveways, steps and emergency escapes, decks and porches
